Types of Asbestos Surveys with Asbestos Action

Location & Management Surveys
Location and Management Surveys locate the presence of ACMs within a building. These surveys are non-intrusive and can be carried out with the total safety of occupants and staff, even if they are present during the survey. Importantly, no visible damage to the property will be evident when samples are taken. This type of survey is ideal for routine management and maintenance.
Pre-Major Refurbishment/Pre-Demolition Surveys
Pre-major refurbishment or pre-demolition surveys are more intrusive and are required ahead of any significant building or demolition work. These surveys are best conducted when the premises are unoccupied, such as after working hours or on weekends. They are designed to identify all ACMs so that they can be safely managed or removed before the building work begins.
Asbestos Re-Inspections
Regulation 4 (Duty to Manage) of the Control of Asbestos Regulations 2012 requires non-domestic building owners or Duty Holders to establish if their building contains asbestos and manage it. Asbestos re-inspection surveys can be undertaken to establish that any asbestos previously identified has not been damaged or has deteriorated to an extent whereby it has become hazardous.

How do I know if my property contains asbestos?
Asbestos was only fully banned from use in 1999, so if your property was built or refurbished before then, there is a possibility that asbestos-containing materials (ACMs) could be present. Any work using imported materials or refurbishments after 1999 could also contain ACMs.
What happens during an asbestos survey?
We will inspect and sample suspect materials. The samples are then analysed to confirm the presence of asbestos. The location, condition and extent of all Asbestos Containing Materials (ACMs) and suspected asbestos containing materials identified during the asbestos survey are recorded in the form of an Asbestos Register.
